How Can Regular AC Maintenance Affect Your Home?

Regular AC maintenance can affect your home in a number of positive ways! Properly caring for your system can ensure a long and efficient life, while limiting the number of repairs needed. Additionally, you may find that regular AC maintenance will:

  • Decrease energy costs: with regular maintenance, your AC can do a better job at keeping your home cool with less energy
  • Less cleaning: a clean home can be difficult to achieve with a dirty air conditioner. When you choose to have your AC cleaned and maintained regularly, the system stays cleaner which means less dust blowing into and around your home
  • Increased reliability: a technician can only prevent problems if he knows about them and he will only know about them through inspection during regular maintenance. Catching minor issues before they become major ones means that you will not be left in the heat of summer without some cool relief

Choosing the Right Air Conditioning for Your Home

Although cost is often a major factor when choosing a new air conditioning system, it should not be your only guideline. Sizing, manufacturer’s warranty, and efficiency rating should also be considered. When you choose to work with Barker Heating & Cooling, you will find that our technicians will work hard to find the best system for your home and budget. We will also present other cooling options that may be beneficial to your home, like ductless mini-split systems, or heat pumps that serve dual purposes of heating and cooling.

Customer has two furnaces in the garage and two condensers on the side yard. One furnace is for downstairs and one is for upstairs. The downstairs unit is over 30 years old. After finding out that the control board was bad the customer wanted to just replace it with a whole new system. Customers upstairs unit is newer from 2016. But the thermostat needs to be replaced upstairs. Customer would like to add the upstairs thermostat and the new system being installed altogether. maybe we can throw in a free non-programmable thermostat upstairs to help with the process of her going forward and buying a whole new system.

Changed client provided filter, remounted nest thermostat so that the unit wouldn’t come off the wall. Maintenance on a 2013 ArcoAire 80%furnace. Pulled and cleaned the burners and flame sensor, checked ignitor for cracks and function. Heat rise is in range. Amp draws on blower and inducer are in range. There is a large amount of oil that has leaked from the blower motor into the furnace cabinet, now when the motor runs it sounds normal and the capacitor is in range, I brought this up with the client that we could change this motor out so that the unit doesn’t fail on us or we could wait until it fails, for now she would like to hold off. Spoke with the owner about our maintenance plan, this was the first time she had heard of it, she liked the idea and enrolled!

4 ton carrier furnace and AC. Client stated his upstairs ac wasn’t working and thought a fuse was blown. Inspected both furnace and condenser fuses and both were in working condition. Inspected the communication wire at condenser and furnace and found no grounded wires or loose connections. Inspected upstairs thermostat wire and found cooling wire wasn’t fully connected to thermostat terminal. Corrected that issue and AC started working normally.

Diagnosed customers upstairs furnace and found that the blower wheel was a little rusty and dirty and the flame sensor needed to be cleaned. Other than that everything was in good working order for it being almost 32 years old. Customers downstairs furnace is 11 years old and appears to be a little dirty in the blower wheel. Customer is aware of both and will call us if needed. He signed up for BFF membership for both units.
